What is the minimum length of term to sign a lease?
The minimum length of term is a three-year minimum.
What if I outgrow my space in the first year? Am I stuck?
No. Ownership is happy to expand you at any point during your term, as long as you’ve been current on rent and are not in default.

How long does it take to lease a suite?
The process can be as short as a few days. Beneficial occupancy or early access is possible once the initial deposit has been paid and the landlord is in receipt of the executed lease, certificate of insurance, and utility establishment.
What is the initial deposit?
Typically, the initial deposit consists of the first month of rent and operating expenses, plus a security deposit equal to the last month of rent and operating expenses. However, depending on your financials, the landlord reserves the right to increase the deposit if needed.
When can I access my suite?
You may access your unit at any time — tenants enjoy 24/7 access to their units.
If I sign a longer-term lease, can I get more free rent or a cheaper rate?
Yes. Typically, a landlord will incentivize tenants to sign longer-term leases by providing concessions like free rent or a tenant improvement allowance, or in some cases even lowering the base rate. However, any concessions will be assessed on a case-by-case basis.
